Prudential has been a manager of core institutional mortgage accounts since 1982 and of mezzanine strategies since 1998. PREFII builds upon the loan origination and asset management platform of Prudential Mortgage Capital, which began making mortgage investments in 1878 and has one of the broadest product lines in the industry. With Prudential Mortgage Capital offices throughout the U.S. and activity across the risk spectrum of real estate debt, PREFII clients are provided with access to many of the best investments available in today’s competitive mortgage marketplace.
PREFII offers institutional investors core mortgage open-ended funds and separate accounts that allow investors to invest in high quality commercial mortgage whole loans originated directly by Prudential Mortgage Capital Company and serviced by Prudential Asset Resources.
PREFII offers investors commingled, closed-end funds that invest in higher-yielding real estate debt including whole loans, junior debt positions, and real estate debt securities. These funds give investors access to Prudential Mortgage Capital Company’s loan origination capabilities and Prudential Asset Resources’ servicing expertise.
PREFII works with institutional investors to design and manage portfolios to co-invest in commercial mortgage whole loans with Prudential’s General Account.
Prudential provides investors with ongoing surveillance and regular reporting related to their investments in Prudential-managed co-investments, commingled funds, commercial mortgage backed securities (CMBS), commercial real estate collateralized debt obligations (CRE CDO's), and the underlying whole loans.
