Investment Analyst Program

PREI has an Investment Analyst program where positions may be available within our regional offices located in Parsippany, NJ, San Francisco, Atlanta and Chicago. As Investment Analyst positions open, we recruit on several campuses and our available positions are posted on our website under campus.prudential.com. Our analysts work with small teams of investment professionals in our asset management, marketing, research, merchant banking, and transactions units.

REQUIRED SKILLS

• Understanding of basic real estate terms and concepts such as net leases, gross leases, contracts, rents, percentage rents, operating expenses, capital expenditures, recovery of expenses, property types.
• Understanding of basic finance concepts such as NOI returns, cash flow returns, internal rate of return, present value/discounted cash flow.
• Strong quantitative skills and demonstrated analytical ability.
• Computer proficiency with a strong working knowledge of Microsoft Excel.
• Strong interpersonal/communication skills.
• Strong organizational skills and attention to detail with ability to manage multiple projects simultaneously.

• Analyze and underwrite investment decisions for leasing, financing, buy/sell scenarios including preparation of cash flow models, sensitivity tables, and property valuations, and joint venture structuring.
• Participate in the property budget and strategic plan process.
• Coordinate property appraisal process and review appraisals for accuracy.
• Provide quarterly portfolio level reports (insurance, rollover, tenant surveys).
• Prepare Investment Committee memorandums and related support through risk analysis and in-depth understanding of investment factors.
• Analyze economic, legal, political and market conditions within assigned areas.
• Support the transaction due diligence and closing processes.
